He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors.

Video is very important, shoot walk through video and have that.

Some hard money lenders lend at pretty high LTVs, leaving little equity buffer to protect your principal.

Cameras are motion-activated, can give you alerts, you can record the video and access it from anywhere, etc.
