OR, pick a genre like 60's or country by decade.

Hello to everyone in the BP family. I am still reading and ect. to learn as much as I can. What a great group of people here!Shawn

It seems an easy investment formula and it is much publicized (think the Buy and Hold genre, and the most popular Shumacher text)...But what the heck do you do in the meantime?

Many of those will own their own homes, but my strong suspicion is there are at least 5% of that number who would need to rent an apartment without the risk of wasting application fees due to a particular genre of felony from their past.

It's so simple.Personally, I have a spreadsheet of names and contact information sorted by genre of work they do.

A lot of principles in those genres will relate to real estate; much of real estate is about business and relationships.

Just a few thoughts: - Get a thorough inspection- Get 3-5 estimates from GCs- Pick the right ‘genre’ of GC (fourplex and smaller usually falls under midsize or smaller GCs) - Always check license numbers and if you’re repairs or more than $25k, request references/info for 3 past similar projects with pictures or check social media and reviews - Get a service agreement in place before finalizing your deal and make sure the estimates cover everything in your inspection report and nothing is overlooked so there’s not as much unexpected cost that pops up.

What do you like in real estate as they’re are many genres?

I’ve purchased three separate books written by Brandon Turner, halfway through my first one, I will finish it within a couple of days, besides his books, does anyone recommend any books in this genre? 

As you said, prices have indeed skyrocketed which has been a blessing for the equity us owners now hold, but why lock up so much of your investment dollars if you could be earning better in a different genre of REI?
