@Albert Bui  I have done quite a few sub too's and I have had a few called. even though they were current... we of course just cut checks to pay them off.Where sub too becomes a disaster is when the person buying it then sells on contract to a sub prime buyer who then goes on to default.. and the person who did the sub too sandwhich does not have the means to make payments during the foreclosure process and or has the money to prosecute the foreclosure..

The real thing you need to look at is whether you are going to get enough clarity from the camera you purchase to actually be able to prosecute. 

The Commission however only has power to discipline, fine, and recommend prosecutions against licensees, so they had no power to do anything against the unlicensed.

You could go after her on a couple fronts , small claims for breach of contract  ,criminal prosecution for bad check , and contact the new landlord as a reference after the fact .

Since I didn't have proof who pulled the scheme, I couldn't prosecute.

Tenant on government assistance, known drug dealer and suspected of various crimes including two murders, arson etc (prime suspect never prosecuted).

But that's why the four large corporations I worked for never filed a civil suit or turned over for prosecution any fraud. 

Leaving it vacant for a year won't change anything and could likely even provide evidence of intent to commit mortgage fraud if you're prosecuted.

Those yahoos, when they do egregious things, spoil it for everyone and should be caught and prosecuted for crimes they engage in.
