I’m a new investor based in Kingston, NY, with a focus on the Hudson Valley and Catskills regions.

It’s very hard for me to see almost anyone I can think of giving up thier mortgage that’s cheaper than renting in most cases because of acute financial distress, certainly the region could feel pain as people cut back in other ways like eating out, travel etc. but the number of people who will be forced to sell I suspect is in the low single digits..I don't live there, I don't buy there.

If your really needed it one could also consider hard money though that will come with higher rates and getting someone to give you 300k first time might be harder than just getting loan then you could refinance it later.Since your a high net worth person I would also try talking to local/regional and even big bank lenders.

As with all regions, the Oregon Coasts' counties and cities are tightening their rules (and quantities of allowable vacation rentals) and there are a few adjustments to last year's regulatory landscape.

Easy access to NYC, Boston, and Toronto makes this region a logistics dream.

Being a NYC resident (originally from Long Island), the price of entry in the area is on the higher end, so I've been considering some options in the NY Capitol region, as well as NJ and CT.

I’m aware of local meetup events and FB groups I might want to join and responding to previous forum posts for my region.
