My thinking is that a builder could leverage the seller financing to construct a home without traditional acquisition financing, sell the completed property (likely well before the 3-year term ends), and the seller would be paid off at closing of the sale.

One big loophile is to start with a Multifamily 2-4 unit so that when you exit in as little as 6 months you have 2-4 doors paying the mortgage and cash flow.VA also allows you to build your home and will include the cost of the vacant land/lot into the financing.
