I actually have had to fire a couple of PMs over the years that SAID they can manage Section 8 tenants, but when push came to shove on the vacancies it was all lip service and they managed to do everything they could to not put Section 8 tenants in the units.

None of the very small handful of students I have spoken with that are currently partnering with Ryan and Tyler on deals are happy with them and feel like Ryan and Tyler only have their own best interest at heart and don’t really care about their student’s success beyond lip-service.

Not sure if that caused the problem.My guys say the grip strip goes down much faster then the allure click-lock flooring and they prefer it for installation, they said they were "chasing gaps around" installing the click-lock and the lips on the click lock were super brittle.  

(also, this does not apply to an individual serving as a trustee).Regarding having the LLC set as the beneficiary - at first blush I do not see a problem with having a LLC as a beneficiary, but it is somewhat unusual.
