Limiting your end buyer market to the 55+ crowd seems to be the one common theme when I've tried to research this opportunity.

I think for a mastermind/accountability group to succeed, you need to have a clear goal/theme and members that have traction that aligns with that goal. 

Seems like lack of communication is the theme here (that would drive me crazy as I tend to over communicate with my TK folks in Memphis:))In today’s age of cell, email, video there’s no reason not to have all the info you request and require...

Here in San Antonio, we have theme parks nearby (Six Flags and Sea World), you could build a relationship and see if there are any perks to referring your guests over, same rules apply for local restaurants.  

I've asked this same question to investor friends and a big theme I've heard from folks is competition.

Typically homes that perform well as a short-term rental are zoned for nightly rentals, the more bedrooms the better the nightly rent, are memorable to return guests (private pool, hot tub, theme decorated, ping pong table/foosball/shuffleboard, etc...)

Add another ~$50k-75k of theming to the property and you could increase that revenue number to somewhere in the $150k-$180k range.

That's kind of the common theme I'm starting to hear given the market here in DFW.

@Rei Julian Pornobe Teodoro I would add a theme to each room and get smart locks that you can make the passcode the last 4 digits of their phone number!
