Yes, all payments in option money is subtracted from the future purchase price, not towards the down payment.You would spell out all the funds in a letter of intent to the seller, and give the tenant buyer a receipt describing what is 1st and last months rent, what is non refundable option money, etc.The piece that is imperative is a good Credit FICO coach.
