You can also use skip trace to find relatives but probate is a sensitive situation so I would only do this after some time passed and the probate was still not open or if my mail got returned from the subject address.

The motion sensors seem to be pretty sensitive, ours has trigger 4 or 5 times in the last 2 weeks but none of the entry sensors have triggered so my thought is that they are (hopefully) picking up movement outside the windows, so try to place your sensors so this wouldn’t be an issue if possible 2.

Josh Calcanis we definitely provide value and are considered the best but these new guys are charging 30% less for a similar offering and our niche, tho class A with solid income - is price sensitive because this is a second home while they commute/are on call for work...I may try to mystery shop some the competition and get more info on what they are offering

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

I probably have the most sensitive BS Meter on BP, or in the real estate education arena, it just comes from experience, investigators assume there is wrong doing until proven otherwise, with gurus, none have passed scrutiny yet.
