I recommend reading the book vivid vision and, like mentioned in this forum, write down your goals long term.

Hi all,I've recently written my first vivid vision for my wife and me as we plan this journey of real estate investment and home design.

As of now i am interested in wholesaling but i have visions/dreams of being an investor someday.

Just do your best to mitigate them by being purposeful and having a clear vision.

You want them to have Workers Comp coverage and a GC licenseMeet them on-site when they go for an estimate so you can meet them in person and share your vision for your renovation or have your realtor or PM meet them in your stead. 

Some tenants can't see the vision unless its partially finished.
