First off, in my area, abandoned homes are in rough parts of the city, and while buying them for next to nothing seems appealing, I bet there is a long list of head aches in dealing with these types of properties; some need extensive work, and after you've put that in, say a roof, interior and exterior paint or repaired siding, broken or non functional windows, etc, etc, etc, will you ever get it back?

Applied for bank accounts that offered significant bonuses ($400-$600) many of these have requirements that you have to meet but they're easy including things like maintaining a small minimum balance or establishing direct deposit (can be done with certain ACH payments) ;) Converted those bonuses to lowes /HD gift cards.5.

I believe to accept rent, it's $30 / month plus $45 setup fee and 50cents per ach transaction.123landlord.com charges about $22 plus 25 cents for each ach transaction.

It's open seven days a week and can accept payment without fees by debit card, credit card, check, ACH transfer, cash, etc.

Yes, we do monthly account reconciliation and ACH deposits, with statements available on line, and a year-end consolidated statement for taxes/accountant ready.

Below are some of the things we do.We do thorough background, credit and eviction checks.We have a 24 page lease that covers just about everything, and then some.We have a zero-tolerance policy on late fees.We pull periodic inspections.We try very hard to have our tenants pay rent online, or have ACH transfers completed for rents.Owners can log into a website and run reports, look at late rents, etc.We have move-in sheets we have residents sign, and we also shoot move-in and move-out videos in 1080p/60FPS(Gopro Hero 3).A lot of times you will find better profit in SFH's..

Works for me and it's the fastest method.I believe Cozy has a premium service for a few extra bucks a month they will expedite ACH transfers.As for transfers to the tenant, I prefer to send checks so I have a record but I could send "Pop" money free from my bank which allows me to send funds to anyone with an email or SMS.
