That would include downpayment, reserves, and honestly that would be very light, maybe for a property 300k or under.

Best I know, Milwaukee has 66,000 duplexes, which is more than any other city in the US including Chicago.

My furnished rentals include: 2bd 1 bath - $2,500/m, 3bd 1 bath - $3,000/m and then an unfurnished 3bd 2bath - $2,500/m long term lease.Hope this helps!

But for non owner occupants, not only do you pay 50% more than the owner occupants, you also pay the higher rate on these items that are not included.  

The $10k includes paying for mailers and the list.
