Half these people don't even earn an income (elderly and children) let alone have that kind of money to spend. 

I have an elderly tenant who mails in a money order to our PO Box.  

Of course, there are cases where this is not true, but you may find better luck buying homes from the estates of recently deceased, or elders moving into nursing homes.

I just was speaking with an elderly real estate agent who had not even heard of wholesaling real estate.

The neighborhood was a C when I bought, lots of elderly Polish ladies. 

It used to be true but too many of our elders took advantage of that sweet deal. 

Your "target  market" of tenants can tell you about expectations they may have at a given rent level, retired or elderly, single busy or lazy folks, or a younger couple with 2 kids,  think about it, who will you be renting to and what do they expect as well  as how many are there of these possible tenants.Good luck :)
