I'm a big fan of diversification until you can safely get into the larger properties.Congrats on the new little one!

Disadvantages Depending on the relative size of the mortgage to the rest of the RRSP, your RRSP portfolio may lack diversification.

Even adjusting the expenses and make them higher (~50-60% rental), some opportunities still seem decent, especially if one allocates a smaller portion of his/her portfolio, for diversification so to speak.Thanks

Thank you @Alex Shaughnessy and @Marcus Johnson, between diversification and whether or not my returns would beat out the wealthfront account, it might be worth it to just keep that money there. 

Remember, with a self-directed IRA, it is all about diversification for the IRA to obtain better results for the IRA. 

In discussing investment diversification I had a developer in Costa Rica ask me about diversifying with real estate.

I feel for all my effort, if I don't make more than investing in mutual funds it's not worth it, sure it's a diversification strategy but still too much work.

While we have some diversification, O&G is still our primary economic driver.

Diversification is very important.  

Diversification can happen without expanding into other markets.
