I figure I won't get the same levels of cashflow that I might out of state, but I like knowing my area and being able to check up on my places on a regular basis, and I figure that being in the wine country not too far from San Francisco there's a good chance appreciation will work in my favor.

(put up a fence for dog, upgraded the "floating style wooden steps" to have a backing on them so your foot didn't fall thru, getting a lawnmower we agreed would stay at the house if I moved out, etc)
