We have a mortgage guy (who does creative mortgages for us), a great property manager (who gets our rehabs rented out right after they're done), several real estate agents (who find us houses), and a honest, reliable and quick contractor who checks out properties for us tells us how much it'll cost to fix it up and most importantly can rehab ANY property in under a month.

Have two more under contract to close right before Turkey Day for cash.They are all single family homes that are REO's that need some work.I get steeper discounts when I offer cash and put the closing in under 2 weeks.

With the renters and my own cash flow, I should be able to pay that house off in under 2 years so it's 100% gain on the rent, and then save up 50k to do the next deal.So the reason I'm wanting to pay each house off before starting the next deal is I'm slightly worried about debt risk, plus being able to get a mortgage with little to no credit and my DTI limiting how much I can borrow.
