Help! I’m 35 and just decided to learn about investing.

Hello everyone! Seeking some advice. I’m 35 years old, I work full time in Hospitality and just decided to commit to investing in rental RE. In addition, I’m currently in the process of getting approved for financing on my first home as a primary residence which i hope to turn into a rental property eventually. I don’t have much money saved for a down payment and was approved for only $200k which doesn’t seem to go too far in the Las Vegas area unless in tougher parts of town.

Any advice on what my first steps should be? Am I missing secrets that can help me with my first home buying costs? What can I do to acquire a 2nd property within the next year?
