Most property manager cover all the services you offer charge a flat fee of 20% gross revenue. 65% is exorbitant - its 3.5X the market rate.

Even if by some miracle you could pull off 100% financing you couldn’t service the debt.  

Once title is in your name or an entity you are the owner of the servicer has to provide an accurate estoppel aka payoff?  

Its not kohler but they probably have the same o rings that need to be serviced down the road. $38k is pretty steep for one bathroom imo.

It sounds like you have a useful skillset but the key is to identify what specific services you would be offering and to whom those services would be helpful.

What level of investors are using the service? 

(Both toilet supply line failures if that’s worth anything.)I went with their remediation company (Service-pro) and their contractors for a few reasons. 1)They started everything the day of the leak/flooding. 2) They guaranteed everything, out of pocket costs, timeline, quality of work, a year to find any defects, etc etc  3) it was quick, painless, worry free.

At present, most MLS services have removed the BAC section and now it is presumed (but not required) that seller's offer buyer's broker commission (typically 2-2.5%).
