I am 20 years old and for the last 5 months I have been learning hard money lending and I am diving into the real estate community to meet new people and learn.

With the newer 5% down conventional loan for owner-occupied multifamily option, I generally advise people to start analyzing from there if they want to house hack a multifamily with minimal down.  

Most people buy property and then do nothing to educate themselves on how to properly manage.

Of you can relocate and house hack, I highly recommend that so you give up less cash upfront.Good job not spending your stack on some bad *** pick em up truck or other nonsense young people would otherwise spend it on! 

I had thought about just doing LTR but maybe yeah I want to be more active in managing them myself, taking more risk, and go for the STR/MTR. 

Low prices enable more people to buy, limiting demand for rental properties so rents decline (in inflation-adjusted dollars).Population Growth: In areas with growing populations, demand outpaces supply, driving up property prices.

There are some people out there doing this unethically and being watched.

This is expensive but you'll have a place to work and meet with people when you're in town that matches your online presence.
