Get a real estate text book for agents, it can be an older book as the basics have not changed, read it, take the tests in the book. 

For ages, the golden rule of real estate was, "they're not making any more land," and the corollary was, "real estate prices don't fall."

If your college offers such a program do that instead of spending extra time and money studying for agent's license.

Additionally, it was permissible for Agents to receive various fees from other people dependent upon your primary brokers agreement. 

For agents, we call it a "Rollover Clause".  

I emailed back that I was unaware of any agreement I had with HUD on marketing my interest in the properties and asked them to send me what section I'm "violating".The only advertising guidelines I have seen are for agents/brokers marketing HUD properties to be put under contract between HUD and that Buyer.
