It's always a good idea to make the tenant sign a lease if they are going to be living in the property, regardless for how long the duration of their stay would be.

Ask her what she wants out of the transaction, what are the most important things to her, why, why is she considering contract for deed, what is the duration.

The variation among different states would be in the duration of the redemption period; it will be at least 120 days, but it could be longer in states where state law allows for a longer redemption period than that (like I believe MI would have).
