With a leveraged property, you can have a positive NOI and negative cash flow, and a guarantee of receiving a percentage of NOI would put you in a very compromising position.

Plus "desktop" programs like Quicken often put your info in the cloud anyways, you just aren't made aware of it.When you hear about data compromises and people's data getting lost in the cloud is usually due to poor password management.  

The negative of course is that all the communication is wearing you out.Why not compromise?

Keep in mind that under housing regulations there is no requirement for the owner to pay the cost you are only obligated to allow necessary medical requests.If it is not required by law then you may say no and if agreeing should never compromise your standards out of concern for the tenants.

The point is, concessions provide additional options or middle ground for compromise.

They prepare tax returns, appear for clients during audits, intercede in collections issues, set up installment plans and offer compromises to the IRS.

:)Seriously though, like I said above, there is certainly a compromise (and again, I think we're in agreement) -- submit lots of offers without looking at the properties, but make sure to let the agents know that you're happy to look as soon as you get indication that your offer is being seriously being considered.As a buyer or seller, I'm good with that approach...and I'm guessing you're saying the same thing...
