@Jered Sturm  my take away is that you have superior sales skills.. something that is lacking in a big way with most who try to enter RE .And something that these folks if they want to be successful like you, should really spend some time and money acquiring its hard to get sales skills on line or in a book.it really takes that human interaction .. to watch and listen to a pro how they set up their deals.its corny but its true some little small tag lines will make deals.. superior sales skills will make up for lack of knowledge everyday of the week.Plus answer your friggin phone.. this is what erks me the most about the new up and coming folks they want to text.. well I won't return text because I don't know who they are and I hate texting its too slow to try to type with your fingers etc.If your going to be in sales its belly to belly .. not phone text to phone text :)

You always run the risk of running afoul of a "prohibited transaction", you have to maintain % contribution into perpetuity.....Again not to say you can't partner with your IRA, and I would probably do it again...just make sure the juice is worth the squeeze on it because it's a whole nother bag of worms to deal with.
