Tax planners are great at exactly that - big picture strategy and research.

I am looking for someone who has experience setting this up and who can give me guidelines as to what the SEC will regulations are and good recommendations for accountants/attorneys/financial planners who can assist in the process.Thanks for your help BP community!

When I spoke with the city planner regarding rezoning of the property she seemed pretty interested in seeing if it was feasible to do the project.

Start off with Google, but it may be worthwhile speaking with any or all of the following people:Financial planner - if appropriate, may be able to help plan on your short-term and long-term goalsGeneral contractor - will be able to provide an estimate of costs associated with rehab of your current propertyAccountant - may provide tax consequences for either rehab or 1031 exchange1031 exchange company - will detail the process of correctly performing a 1031 exchangeReal estate broker - will help you sell your current property and locate an appropriate replacementThat said, depending on the location and details of your property, it may be a good time to sell.

If it's a 9-5 gig, check www.mbta.com and use their trip planner to see if public transportation will work for you.Living in Boston itself can be crazy expensive. 

Those opportunities can be value adds. you can always check with city / county planners and see what the trends are for the area .

It's a very independent job in which you pretty much schedule appointments to take pictures of homes and proceed with market research to generate an opinion of value.Urban planners often work for the government, and they typically want an urban planners degree.
