Filling out an "application" isn't unreasonable (though skip the paid credit check - not relevant, since they have already been paying the rent).

Houses that don't rent, assuming there's an audience and no unreasonable barriers to entry (i.e 5 months rent in advance, 800 credit score, etc), lack perceived value for the price.

I feel like this presents a very annoying handicap to the market that's unnecessary; and if it becomes more than a handicap and truly slows down the market to an unreasonable point, people will just switch markets. 

I think 3 days is a little unreasonable to think the sellers are getting desperate. 6 months... maybe.

Pricing looks fair - not cheap but not unreasonable if it works well.  

This constant focus of newbies on rapid scaling and unreasonably cheap furnishings fixtures and equipment are no guarantee of success.
