The basement is functional as a family area but has old tile flooring and exposed beams / piping.

Hurricane Harvey stole the dryer when the garage took on several inches of water later that fall, but the house (built on pier and beam) stayed dry, and the washer somehow escaped unscathed.  

The issue is the beams that are supporting the roof. 

@Garret Ball a "pier and beam" home is not an issue for conventional financing but this home does not look "finished". 

One issue I have found is that if I wanted to put a support beam under it the area I would want to put a support beam would go in the soil of the bush and not on top of concreteAny advice would be appreciated, especially if you have dealt with something similar. 

I am in the middle of renovating a flip and need some help with beam engineering for a permit.

I just got the inspection back and they want 8000 in repairs all of the repairs except a leaky drain and beam in the attic which is the HOAs problem were visible when they viewed the condo. since all the offers are close I have no reason to give them anything. so I am giving them 100 for the sink and getting HOA to fix beam if they do not like it I will go to the next offer.

Preferably near or on a lake (Lake Lavon, Lake Dallas... ) .and more...Once you define your target buyer you can derive your target seller and have a laser focused marketing campaign vs. casting a wide (and expensive) net.Good luck!
