At BP, the possibilities are endless!

IANAL, but I assume we are hoping/praying that no one sues or dies during that day that it's not in the LLC.In places like Oakland or Berkeley with giant transfer taxes, there's some extra stuff you need to do that a lender and/or escrow officer local to you can talk about, to dodge that punitive transfer tax.There are endless threads already on BP about the possible, but very unlikely, consequences of doing this.

Everyone has a reason, it's endless.

Cash means that you can close faster, aren't waiting for the bank to underwrite and request endless documentation from you and you can skip an inspection, if you are so inclined.

If you are truly determined though, extremely hungry, fully dedicated, the earnings of being a real estate agent are endless and uncapped.  

So far I found that it is easy to mess up in this crazy market with so much happening and I am glad BP is around to help guide me through the maze.
