Home equity or mortgage?

Hello everyone! 

I'm in the learning phase and still at least 6 months out from making my first investment. Reading books everyday and working in the real estate business to learn as much as possible. 

I own a home in Brooklyn, NY  with no mortgage. Was a partner in a plumbing since 2001 and just changed careers to real estate salesperson. 

Would it make more sense to take out a home equity loan to purchase properties or try for a mortgage on each property?
