We keep things clean, but sure don't scrub the floor UNDER the baseboard radiators with a toothbrush-sized brush, like she did.

As Jon indicated, it will depend largely on your market and target client base, but your preference will also be a factor.We remove carpet from our properties the first opportunity we get - they're filthy things ... like having a giant lint brush attached to your floor - and replace it with a hard finish surface.

I would look at a low cost make ready service or even a good handy man type who is good with paint and just arm them with a gallon of the same color.... or heck, carry a quart and some throw away sponge brushes for when you show the place....tell the landlord how you just saved them 1,600 bucks...I would let landlords know you are going to do the lowest cost thing: touch up paint and keep them out of court (which gets really expensive) by getting that tenant moved out without a deposit dispute and a new paying tenant moved in....
