I ask out of curiosity; how much cash flow are your targeting per mobile home after your $200 a month?

Although, my passion and curiosity is second to none.

@Cal Ewing I'm by no means an expert, but my only other suggestion is to really do your research and go with what you analysis says, and then make a decision. there is still the possibility they will call regardless just out of curiosity.

I have accrued a decent amount of wealth from my company, and I just can't stand to look at that money anymore, and not do anything with it.  

Just out of curiosity since you stated you never considered your deals to be good prospects for wholesaling are you fixing them up yourself and selling for retail?

The electricity isn't in my name as of yet, but the thought that they may continue to do this while the property is vacant is getting to me, and also the curiosity of why they would be doing it. 

So I should be accruing a reserve fund to handle a major system failure.

I have the same curiosity as you do about the $35k in repairs/ maybe CapEx/miscellaneous/etc. 

And I also want to know just out of plain curiosity. 

Out of curiosity, how are you Sacramento properties performing?
