The current owners do all the booking by phone and have a website, but do no online booking whatsoever.

They put big sharp nasty teeth into the order and yes they are enforcing it, I personally know a person who got a call from the state atty generals office and direct significant threats.  

The whole no-money-down at all whatsoever is becoming a rarity. 

@Nathan Orr to be clear, are you saying you won't take out any loans whatsoever, and are only looking to pay cash? 

After awhile it's like putting your shoes on, brushing your teeth, etc.

This COULD exclude aggressive breeds based on risk or threat of safety, and puppies, who tend to do significant damage to properties while they are potty training and teething. 

Just to name a few items (The list is much, much longer lol).Also, after engaging on a few properties over the past month or so, obtaining information from selling teams has been like pulling teeth...

Hey @Jeff Jindra working with a US citizen that's living abroad is not an issue whatsoever for some hard money or non-bank DSCR lenders.

The schools, largely staffed by teachers with no-content bachelor's education degrees and Easy-A master's degrees in their fields from night school at state degree mills, have done a phenomenal job since WWII convincing young people that anyone who goes into the trades is stupid and anyone with any sort of ambition or promise whatsoever really needs a degree in "something they love" from a four-year school.The young people with that ambition and drive who get through trade schools and realize they were force-fed the proverbial shame sandwich with a side of s**t from supposed professionals who can't teach their way out of a wet paper bag and are unfit to lead a three-year-old to the crapper, let alone guide the nation's youth, also realize quite justifiably that their critical skills are in such short supply today they can charge what the market will bear.
