Nick,It's almost impossible to determine from just these few photos but normally cracks in the mortar joints are signs of building shift which could be due to foundation movement or possible water intrusion.

hi john. first things first, here. what i see are two things. number one, i see a foundation that has been repaired before. it looks as if the problem has returned which means the cause of the problem was NOT corrected. what i see here is a gutter downspout that appears to be draining right next to the foundation. thats a big no no. water intrusion is your biggest enemy on a foundation. first, get that water AWAY FROM THE HOUSE. second, look at which way the wall is leaning. is it leaning toward the inside of the house or the outside. whichever way it is leaning, you need to brace that up and stop the movement.

To expand on that, I think the next 6-24 months in the RE cycle, and especially multifamily where I'm focused, is going to be about 2 important factors: buying right, and conservative leverage.The bridge debt world exploded about 12-18 months ago and have been offering very aggressive terms on value-add properties that I could see coming back to bite people in the *** in a few years times if cap rates have any substantial movement.

I guess “Dave Ramsey” in me just kind of want to pay off the debt first as much as I can before moving to the next property but I know the BP movement is all about the generating cash flow and using every bit of extra money to gain more units.
