Thanks @Jonathan Klemm , @Crystal Smith  , @John Warren and @Phillip Austin  I have been working with an attorney to appeal the taxes regularly but even with that it has been going up.

To make this as crystal clear as possible so that we are all on the same page - when I say traditional turnkey sales I am talking about my company buying distressed properties, fixing them and then reselling them.

Although I think good education could limit risk in these matters none of us have a crystal ball that we can know for sure if we made the right choice before hand.Time will tell how we did. 

It made the issue crystal clear.

While I don’t have a crystal ball, I do have concerns that we have approached the top of the cycle.

NOONE has a crystal ball to tell you that it will be OK to just ONLY learn what you think you need and nothing else.

Also, I feel I would have more breathing room on the flip timeline because of the 5 year locked in 5.875 interest rate versus a NEED to refi in 12 months and, my crystal ball is murky, but I think rates are going up.
