Looking back, I don't recall making any glaring mistakes- I posted in on Craigslist with photos; the rent was, if anything, slightly below what comps were charging; posted a sign outside; even posted it the newspaper too to cover my bases; repainted it; etc...There were one or two applicants I could have rented to but there were red flags with their application.

put it on postlets or buy a small ad in the "free times" newspaper..You can also run a weekend ad in "the State" newspaper There are also several facebook groups for the area people post rentals in

I know at the higher end boarding homes and room mates type situations your offering more services helps like internet+cable and maybe even order a newspaper remember its all tax deductible against the rent received.
