JDCU in northern MA May lend on something like that but their rates are 5.5% right now (I just got a loan from them for a less involved project).

Private lenders (institutional) wil underwrite to the property's income or, if the is an issue, there are a growing number (still only a few) that can offer long term loans simply based on the asset and LTV.

Finding private money sources (ma and pa types with money) is probably a better way to go, although it takes time to find those sources.

Seasoning generally isn't an issue in the private institutional lending space.
