Ours areas aren't cheap but the long term cash flow along with homes that who's appreciation exceeds inflation has been a great bonus.

I've been vocal about their business model and underwriting - it inherently encourages Operators/Developers to inflate their Comps in order to achieve competitive returns without even basic checks/balances such as independent appraisals or critical review of those comps.

The population here grew around .5% in the last 5 years (650k-653k).As for Real Estate, prices are beginning decrease, and some people can't sell their houses for the over-inflated prices they used to be able to sell them for.
