Ben,I am sure this is legal, especially if an attorney drew up the lease contract for them, but you may want to see if you can add in there:"If any injury or damages to any of the above mentioned is found to be due to negligence, disrepair or required maintenance of the owners or property managers representing the owners, then such Damage or Injury shall not be the responsibility of the Tenant and shall hold the Landlord responsible for any and all Financial Liabilities due to the injury or Damage."
