I found that creating your own calc on an excel sheet actually makes you better at learning the #s, is easily tweak able and 100% customized to the way you want to "analyze data" PS, listen to what @Jay Hinrichs has to say.

G'Day BP Fam,We have been buying between 5-10 properties per month in Toledo for 10+ years now.Lot's of those acquisitions come from direct mail through Yellow Letters Complete.It's a fairly automated platform where we purchase the list, choose the type of letter and they send the mailers.Our back end picks up the calls, schedules walkthrough's and negotiates, etc...I haven't been too happy lately with the lists and conversions.Thought it was us and tried tweaking our backend and reviewed our processes, etc... 

I spent 11 years learning the market and tweaking the units.

Just a few minor  tweaks to flipping.

Parts of Carrollton have really bad soil and if it broke once it will probably need more tweaking in the future.
