I feel its a stain on the industry.. just running around tieing up MLS properties to only resell them at higher prices.. what value does that bring..

Hi John,It seems like the endless "Buzz Saw" sound and smells of the paints and stains might effect apartment renters decision to stay long term or not.Have you ever heard a board being ripped on one of those big buzz saws?

I personally would just plan on it as a turnover cost and if there is lots of staining and damage then consider replacing as a deduct from the security deposits.

You might become the Pet pee stain expert or drug house specialist. 

All this to say, if anything comes up missing someday, gets broken, stained or damaged, you didn't spend $25K on it, and can easily shop again to replace it.

We showed it twice Saturday with the old, stained carpet, and both prospects said its in better shape than the competition.

I'd paint in semi-gloss as it is resistant to most stains and cleans pretty easily.
