A tenant with children orpets can open the windows from the top to get a breeze in without having to worry about the children or pets damaging the screen.

If a roomer's pet is destructive you can talk to them about it immediately instead of after 6 months of destroying your trim, for example.

Depending on how your life is structured, your beloved ones (spouse, kids, girlfriend/boyfiriend, parents, pets) also have to participate in the process, because they are lending part of their time so that you can be travelling.

My biggest pet peeves when I see other rentals (but also love to see it because it makes mine look marvelous) is there is no continuity in paint, lighting and/or flooring.
