Housing stock is pretty good, mostly brick homes or mid-century Cliff May style properties. 

The parcels are mostly rural vacant land.Our software is in three separate modules1) Manage the inbound acquisition inquires (CRMish) and the acquisition process.2) During that time engineering completes maps and other graphics and files to get it ready to sell.3) Then sale and then post sale payment management.Do any of you folks use an out of the box program that may bring us into the 21st century?

If you have the deal of the century, you could keep 80% of it without putting any money in, but that is obviously extremely uncommon.

All turn of the century built and [I thought] in decent shape.Just the age alone of the structure can be a maintenance nightmare.

However, looking at recent history (last half century), the risk was being in lower priced inner cities of the rust belt like Detroit, Cleveland, Buffalo and not in higher priced markets like SF and Manhattan.  

Keller Williams and Century 21 are a couple of the nationial ones.I have friends that are part time, with both these agencies.
