Denver Harvey Park Neighborhood

Just finished rehabbing a brick ranch in Harvey Park.  What are thoughts on this neighborhood?  I am looking to rent out the property for approx. 3-5 years thinking this is one of the neighborhoods in Denver that still has some legs for appreciation.  Housing stock is pretty good, mostly brick homes or mid-century Cliff May style properties.
