I think I have to make it look designer like for executive type (higher end) renters.I'm specifically looking for paint color schemes and flooring/carpet advice.

It's in rough shape, but might be able to be fixed up.Any thoughts or similar experience out there that could weigh in on whether to plow it or clean it up and keep it?

Okay guys , so I think I might've found my first deal 4 unit mixed use property right outside of Rochester NY , 2 store fronts that need a little bit of work , maybe carpeting .

Working with property managers, you can have access to a lot more than just 1 unit; however, they have their own system in place and as a tenant you ultimately need to respect their system.For example, you can't just throw in your own smart locks, hire a vendor to clean the carpet, or your own enhancements, etc.

I am working on cleaning up a landlord list I will be mailing to.
