I read that str's have been banned in Ft.

Honestly with short term rentals and with them being banned in many places throughout the nation I would check laws first especially if you are looking to buy a property.

No wonder municipalities look to restricting or banning STR's.

I wholesale and have completed a single family residential flip, but this is massive compared to the flip.The property is in a bad area (but directly across from the high-school) so I am not too worried about location.The numbers work and I think once I refinance I should be able to generate ~18%+ CaC and tie up an amount of equity I am comfortable with.

Last year city voted to ban str but then reversed decision after due to out cry.

Do these local Muncipalities enforce the bans on STR's? 

I’m fact after the 1989 big one, they were banned…in Santa Clara co..just a thought— maybe get EQ Ins rider?

@Sarah Pursell I have never heard of a city banning long term rentals.

My comps show 2.8k on the low end for one property worth 600k in my area (cool springs) I’m looking in like wolf ranch / banning Lewis / Hannah ridge. 

It looks like that the STR market in the Poconos is ''normalizing'' now, there was a spike in the demand in 2020 after the STR ban was lifted and this summer was very busy as well.
