A mini split will use less gas than a furnace will, even if your power plant is gas fired.

One thing i worry about is that in my tenants kitchen is a brick facade. it seems like there's a mini crawl space behind the facade and the actual sheet rock.the cabinets and sink and everything else is in front of the facade.

You need to patch the stucco anyways it's all cracked from water intrusion.I would rent a mini backhoe AFTER I checked with gas and water to see where the lines are.Used creosote ties will cost you $90 for this project, plus the pins, an inch of gravel, a drain line, the rental $390 for a day, heavy lifting and some hand digging. $1000 and three back breaking days.

If its in the middle of nowhere , the campground has to be the attraction , this takes big money , you have to supply the entertainment .Like pool , game room , mini golf , bands on the weekend , kids games etc.
