In some regions, Section 8 vouchers are not RENT vouchers, they are HOUSING vouchers meaning that tenant paid utilities and tenant supplied appliances are deducted from the voucher amount to produce the net payment to the landlord.I suspect that locations with high voucher amounts will also have high prices to buy real estate.

If you evict a SEC 8 tenant they lose their voucher, so it is very, very rare for it to get to that point.

My goal isn't to have lots of showings, it is to have qualified people at the showings.Here is what I include:Description including some details about the location (close to mall, parks, schools, whatever makes the location appealing)Include details about the square feet, number of rooms, bedroom sizes, garage stalls, parking spots, bathroomsTalk about any recent updates like new appliances, new flooring, high efficiency furnaceWhat is the tenant responsible for, list all utilities and lawn care or snow removal Rent and deposit amounts, state when they are due, such as "deposit due upon application acceptance"Pet policy including size restrictions and breed restrictionsDate the property is availableLease terms such as minimum one year lease requiredDo you accept housing vouchers?

If you fail the next inspection, not only will you not get paid but the Housing Authority might give your tenant a new voucher and ask them to move out.I am a section 8 lanldlord who self-manages.

It won't stop tenants from using it as a two bedroom or may keep a tenant with a one bedroom voucher there forever becuase it is th e largest one bedroom they will every find/

If you can get the place for 20k, it is probably worth it; however, I'm not sure that this seller will likely want to drop the price by 50% if you need him to provide the financing, unless the interest rate was 12-15% plus points.Section 8 is a federal program through HUD that offers "housing vouchers" to low income people.

Keep her til nicer weather then evict and have her voucher pulled for late payment of utilities.
