Help finding tenants

Purchased a  3 family property in Newark, NJ in December of last year.  All units had tenants. One of my tenants left so now I have a empty apartment. I'm having the hardest time trying to rent this apartment out. The apartment is nice but the area is not that good. I've posted all over the internet and even put flyers in the section 8 office. What should I do now?
