If wholesaling is legal in WI without a license why is it illegal to have a property under contract without the intention of actually buying the property yourself?

Hello all, I am a new investor living in NJ with one unit in Northern NJ and a second under contract in the Poconos (PA).

The contract signed for the property was a 90 day cosmetic rehab with some distributions paid and now I am getting no phone calls.  

They should be responsive and communicate clearly, possess a strong understanding of the local market, offer reasonable rates, and support borrowers throughout the process, all while ensuring legal compliance to protect your interests.

I would have simply said they the ceiling fan stays when they move out as its an upgrade and a light fixture is a "fixture" aka once attached to real estate it legally becomes part of the real estate and YOUR (the landlord's) property.

I believe an effective approach is to include a seller concession in the purchase contract, specifically as a seller contribution towards the buyer's closing costs.For instance, we had a case with VA buyers where we implemented this strategy, allowing a portion of the loan to be disbursed to them in cash.

I'll use legal consul if I need to, but again, was hoping to get acclimated to self-managing and doing this, as it is apt to come up again. 

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Is there a way to separate from them legally without getting a lawyer involved?
