Very worn out carpet in all bedrooms, stairs and upstairs main area.

Pets tend to use the facilities wherever, so carpet replacement, re-seeding the lawn, and scratch marks are some of the damages you can expect when you let a dog into the property.

The block is also very clean, the only problem I hear is that if you go 3 - 4 blocks down, there is a lot more danger there.

I need a commercial carpet cleaner with heating element and tons of power.  

Tenants in medium or worse areas may be less entitled and more appreciative of a good, clean unit and may turnover less. 

Regardless, you must get the place broom clean if you want to hold, flip, or sell.

The couple that we know, have had their basement flooded twice, cleaned it out but have not done anything to prevent it from happening again.
