What is the precedent in your market, when you browse rental listings do many of them advertise central air? 

I’ve become obsessed with this class of investment Does anybody know a good site to browse listings of properties for sale.

A quick browse of the AZ Appraisal Board shows that in the first half of 2005 (I guess they don't update very often) they had 21 disciplinary actions (and other cases still pending).

I tend to agree with this as well.2% rule is decent for just a very basic rule of thumb when browsing an MLS or something.
